Whether for a break with friends or family, Toad Hall is a fabulous place to holiday together as a group.  This spacious Grade II listed timber framed house, complete with inglenook fireplace and a wealth of exposed timbers is spacious, yet cosy and welcoming, and sleeps 10 comfortably. The house is pet-friendly too with up to 2 well behaved pet poches welcome by arrangement.

Set in two acres of garden in the beautiful Suffolk countryside, the house is within two hours drive from London, near the stunning Suffolk Heritage Coast and the ancient town of Woodbridge on the River Deben with its restaurants, pubs and antique shops. Horse riding is just along the lane and golf, fishing, sailing etc. are a short drive away.

Accommodation and Facilities:

This spacious, welcoming large holiday house comprises:

• Two sitting rooms (one ideal for summer and a cosy lounge for winter), one with open stove fire (wood provided).

• A large well-equipped farmhouse style kitchen with double oven, microwave and dishwasher and walk in larder with freezer, 

• A superb games room (with a table tennis table in it), a TV and a sound system.  This room also features a sofa bed, 

• Utility room with washing machine and dryer and large overflow fridge,

• Downstairs WC and entrance boot room.

Outside the property sits in large beautiful gardens.  There is a lovely outdoor dining area where you can enjoy dining alfresco as a group in summer time.  The large gardens usually contain plenty of wildlife e.g. pheasants, ducks and rabbits. There is equipment for enjoying a game of badminton outdoors.

Toad Hall is surrounded by a wealth of places of interest for adults and children and fine Suffolk villages with their picturesque pubs, most serving good food. The Moon and Mushroom in the nearby village with its friendly atmosphere is an excellent example.

Just a few of the local Suffolk attractions are Framlingham castle (with jousting some weekends), Eastern Farm Park (get close to the animals), Sutton Hoo Anglo-Saxon ship burial, Helmingham Hall, Minsmere RSPB reserve, Mechanical Music Museum and Pleasurewood Hills Amusement Park. There is sailing at Orford and Aldeburgh and on the Deben and various course, game and sea fishing locations. The local golf course is a couple of miles away and Suffolk boasts a number of others further afield. There are beautiful beaches at Walberswick and Southwold to the north and Felixstowe and Frinton to the south and at Aldeburgh and other places in between.

The area is criss-crossed by a network of rural footpaths, which provide interesting walks and the lanes provide gentle cycle rides. For horse riding, the neighbouring riding stable is an exam centre as well as providing fun for absolute beginners. In the summer there is the music festival at Aldeburgh and Snape maltings. There are of course swimming pools, ten-pin bowling and cinemas within 5 or 6 miles.
