Offering stylish and modern accommodation throughout, Berly Cottage is a great place to relax and unwind with friends and family in a lovely setting in a quiet part of town by the original town common in Harleston.  Situated close to the owner's home,  this charming detached holiday house with its 3 bedrooms sleeps up to 5 people and whether for a getaway with family or friends, has plenty to offer, whatever the time of year. 

The cottage's private south facing garden is where you can soak up the sun and with two patio areas, is a real treat, particularly on warm summers days.  The garden is enclosed so is ideal for those with families.

Berly Cottage is a safe, secluded retreat and inside this recently refurbished property is a lounge where you can relax and watch TV, a dining area and a modern well equipped kitchen.  There are three bedrooms; a roomy Master bedroom with King Size bed, a single bedroom which is adjustable via remote and a bedroom with 2 full size bunk beds (also suitable for adults).  There is also a modern bathroom with full size bath and separate large walk in shower.

This charming 3 bedroom property is just a short walk from the town centre, the local shops and the town's duck pond. Bound to be a hit with families, is the nearby children's playground and leisure centre with recreation ground.

Terms & Conditions of Rental What’s included in the price? The price includes heating and electricity. Towels, bed linen, blankets, duvets, sheets, pillows and pillowcases are provided for use in the cottage and we will make the beds up in the arrangements you’ve requested before your arrival Booking Periods From 15:00 on the day of arrival to 10:00 on the day of departure. Short breaks Friday to Monday and Monday to Friday (both 70% of full week rate) are often available outside peak periods. Other start days are by arrangement so please contact us about any of these. Charges and Terms A booking must be accompanied by a 20% deposit or £100.00 (whichever is the greater) this is non-returnable per week booked (bookings made within 60 days of the start date must be accompanied by full payment). Payment is by cheque or electronic transfer or card . The full cost of the holiday is payable 60 days before arrival. 50% of the full hire charge is due if the holiday is cancelled before full payment has been made and the full hire charge, when paid, is non-refundable. We will use our reasonable endeavours to re-let cottages following cancellation and the net value of the re-letting will be credited against cancellation charges. There is a minimum cancellation charge of £50. We firmly recommend Cancellation Insurance. We reserve the right ourselves to cancel any booking after giving notice to you in the event that we are unable to let the accommodation booked for reasons beyond our reasonable control or in circumstances such that we believe the accommodation is unsuitable. Damage Security Deposit A £100 refundable damage security deposit per cottage booked is payable in CASH only on arrival. The deposit will be returned in full or in part when the cottage has been fully checked for loss of inventory or damage we consider to be unreasonable. If the cottage requires cleaning above and beyond our normal expectations this may also result in a charge. Breakages may be charged at our discretion. A higher security deposit may sometimes be required. Pets With beautiful countryside and an excellent array of footpaths, Harleston provides a great base for visitors with dogs. If you intend to bring a dog with you this should be indicated on the booking form at the time of booking. We welcome well-behaved dogs (we regret we do not allow puppies). However, we do need guests to take particular care of their dogs. Dogs must be kept under control both outside in the garden and in the cottage itself. The garden is enclosed with a small gate at the entrance so please be aware that it may not be completely dog proof. Please ensure you clear up after your dog. We’ve had a number of instances of wet and muddy dogs racing back into the cottage and shaking themselves dry. An outside tap and hose is provided if you want to wash your dog down after a muddy walk. We can also provide dog towels. We also request that your dogs are restricted to downstairs for the duration of your stay. Any damage or extra deep cleaning will be adjusted via your security deposit. To avoid accidents or nuisance to neighbours we ask that dogs are not left unattended in the cottage. Most local pubs are dog friendly. No other animals can be brought onto the property without prior permission. No Smoking Smoking is not permitted and the hirer will be liable for the cost of cleaning all carpets, furniture and furnishings if smoking has occurred. Berly Cottage will not supply Cots, Highchairs or Stair Gates. Please be aware that any Children within this category will be strictly under your supervision and we will not accept any responsibility for their health & safety in this regard. Please also see “Liability” below. Additional Visitors The total number of people who may stay is as stated. You cannot accommodate additional visitors on camp beds etc.. However, you are welcome to have up to two additional people visiting you while you are here during the day in the cottage or in the garden. We regret that visiting dogs are NOT permitted. Group Bookings We reserve the right to refuse bookings for which, in our opinion, the accommodation is unsuitable. We do not accept stag / hen party type bookings. Liability Care must be taken by all guests at all times. Parents are advised in particular to ensure that children are supervised by a responsible adult to ensure their safety and not left unattended. We do not accept responsibility for any damage to or loss of guest’s property, cars or contents and you agree to indemnify and hold us harmless from and against all actions, proceedings and claims (including reasonable legal fees incurred in defending the same) arising from your acts or omissions (and those in your party) whilst on our premises. Data We do not collect personal information from visitors to our website other than information which is knowingly and voluntarily given. Anonymous information is collected, such as the number of visitors to the website in a given period but it is purely statistical and cannot be used to identify an individual user. There is a single step up into both the kitchen and through the front door (both of these being at the back of the cottage). Originally, Berly Cottage was actually 3 small properties which, through the years have been knocked into one. Therefore, there are steps/adjustments in floor levels to be aware of, for example, between the kitchen and dining room/lounge on the ground floor, and also from the master bedroom onto the landing there is a step down and then a step up halfway along the landing between bedroom 2 and 3. There is no seat or ‘grab handles’ in the shower cubicle. Internet use As a guest at Berly Cottage we trust you to respect the law regarding use of the internet. Users are reminded that their use of the Internet will be directly traceable to our Internet address. Harleston is an excellent base for being central to nearly everything in South Norfolk and Mid Suffolk. Placed in the beautiful Waveney Valley on the old coaching route from London to Great Yarmouth, this vibrant Norfolk market town has a great variety of independent speciality shops giving a unique feel to shopping. It also boasts a museum, several takeaways, restaurants, pubs, leisure centre with recreation ground including a childrens playground and outdoor adult exercise machines. Every Wednesday the weekly market comes to town, with a variety of interesting stalls selling local goods. Throughout the year there are events like the Waveney Valley Food Festival. Or you can enjoy the music and arts at the weeklong Harleston and Waveney Festival with its packed programme of events held throughout the summer months and plenty of interactive workshops to enjoy, there's sure to be something to interest and entertain.
