This charming 18th century semi-detached cottage set in pretty gardens provides a picturesque rurual retreal. Cycle route No. 1 winds its way down the quiet lane, which passes the garden gate. It is situated in the tiny hamlet of Sibton Green, just outside Yoxford (2M). Minsmere, Dunwich and North Warren Reserves are within easy reach (7 m).
The whole area is ideal for walking, cycling, bird watching, riding, fishing, and playing golf.

Holly Tree Holiday Cottage provides the following accommodation:-
Ground Floor
- Large Entrance Hall Cosy Snug with Log Burning Stove (all logs supplied)
- Converted Dairy with vaulted ceiling, exposed beams and Suffolk brick floor. This very large room serves as an elegant dining room to seat 8 and a lounge area with TV. Sofa Bed (sleeps 2). French doors lead onto a large patio with garden furniture.
- Spacious well equipped kitchen with double range/hob and large fridge.
- Conservatory/Breakfast Room.
- Utility Room housing a washing machine, tumble dryer, dishwasher, freezer and sink.
- Shower Room with double shower, washbasin and WC.
- Cloakroom with housing WC and handbasin. Two separate staircases lead to the first floor.
- The first quaint winding staircase leads to a large double bedroom with King-Size bed and en-suite bathroom - bath, handbasin and WC.
- The other quaint winding staircase takes you to a large bedroom with a double and single bed, and a single bedroom.
- Garden - Large private garden with patio, table, chairs, parasol and BBQ. Views extend over open countryside.

The cottage is set in the heart of the Suffolk countryside. Cycle route No. 1 winds its way down the quiet lane which pases the garden gate. It is in the tiny hamlet of Sibton Green just outside Yoxford. Minsmere, Dunwich and North Warren reserves are within easy reach, and the whole area is ideal for walking, cycling, bird watching, horseriding, fishing, golf and sailing. Steeped in natural beauty the Heritage Coastal towns of Aldburgh and Southwold are just a 20 minute drive. Slightly closer is the world famour Snape Malting concert hall with its international musical offerings and in particular its annual festival in June. In addition to the local villiage shops in Yoxford (including antique and art galleries) and Peasenhall (home of Emmetts the delicatessen featured in Rick Stien's TV programme), the local market town of Halesworth is only 4 miles away.

Good places to visit: In addition to those mentioned above there are many pretty villiages within a short drive. For example Framlingham with its castle and Thorpness with its boating lake and "House in the Clouds". Further, but still and easy drive, are Woodbridge with its Tide Mill, Sutton Hoo burial ground, Stoneham Barn crafts and birds of prey centre and Beccles and the Norfolk Broads to name but a few.
Annual Events: Leaflets are available in the cottage for local events.
Good places to eat: There are so many good pubs and restaurants locally that guests might find it helpful to choose from the owners' and previous guests' recommendations which are written up in a book. In particular two local pubs have both been awarded Suffolk Pub Grub of the Year recently.
