(1 welcome) This beautiful brick & flint house has been part of the local fabric for more than 200 years and has been occupied by the current family for over half a century. Recently, the house has been refurbished and restored by the architect owner and consequently the once hidden inglenook fireplaces have been brought back to life while the aga has been reinstated as the heart of the farmhouse kitchen.
The approach to the house is made through the large gravel courtyard, originally the centre of a working farm and it is still today surrounded by the coach house, diary and stables although these are no longer used. The grounds are in excess of an acre and are set to lawn on the one side, offering spectacular views over the Glaven valley while located on the other side is a walled, lavender laced English country garden, safe and secure for children to play within.
Accommodation in the house includes on the ground floor, the entrance hall, 3 reception rooms, family kitchen, 1 shower/cloakroom. The is 1 separate ante room (bedroom) that is adjacent to the third reception room and this area can be treated as a granny annex if required.
On the first floor there are 4 double bedrooms with integrated wardrobes and 2 lovely, sumptuous family bathrooms each with a bath and separate shower. There is a double system of satellite TV with SKY in 2 of the reception rooms and numerous places to connect to the broadband, internet system. The garden includes a large gas BBQ and garden furniture for effortless outside entertaining.
For local cuisine there is the Kings Head PH within a short 5 minute walk and there is direct access to the permitted walks on the Bayfield Estate. The house is wonderfully located only 3 miles from the coast and less than 2 miles from the bustling, Georgian town of Holt, while the cathedral city of Norwich is just a car drive away of over half an hour.

The house is extensively equipped with washing and drying facilities. The 3rd bathroom can be used as en-suite bathroom if so required. In addition to the aga there is a central heating system and 3 wood burning stoves. We supply seasoned timber for the stoves that is stored in the stable. |

The house itself is set back off the road on the edge of the village of Letheringsett and is within a 5 minute walk of the Kings Head PH and the Watermill which was built in 1802, although there has been a mill on this historic site for much longer as recorded in the Doomsday book. Not far from here is the traditional quayside village of Blakeney, known for its seals and wildlife, a theme that extends to the area of Fakenham and the Wildlife Centre of Pensthorpe, host to the BBC Springwatch series. Back along the coast there are many clean beaches, with Holkham voted Britian's best beach in the 2009 Coast Awards. There is also the busy seaside town of Sherringham with a heritage steam railway that travels on the Poppy Line to Holt, a Georgian town 4 miles inland. Not far from Holt is the National Trust Blickling Hall and Felbrigg Hall, set between the coast and Norwich, home to a Norman cathedral and castle that has in excess of 1500 historic buildings and is great for shopping as well.

Recommended Places to Visit: Day Trips: Cockley Cley: About a 45 minute drive has the Iceni Village which illustrates what times were like durng the Roman occupation. There is also Castle Acre, an ancient historical site not far from the village. Burnham Market: About 25 minutes by car is a quaint village with evidence of Roman occupation. Norwich: About 35 minutes by car is a Cathedral City with Norman Castle and museum, street entertainment and excellent shopping. There are also seal trips off the coast as well as plenty of beaches to visit and the sea-side towns of Sherringham and Cromer.

Recommended Places to Eat Out: The two local Public Houses, the Kings Head and the Wiverton Bell ase both award winning pubs. The town of Holt boasts a variation of quaint shops and resturants and pubs. Byfords is now very well know and for something very unexpected there is the Balthazar Wine Bar.
Local Sports: Sailing, fishing, horse riding, golf.
