(2 welcome) This is a lovely conversion of an 18th Century barn set in about 3 acres in an idyllic, peaceful part of the countryside just above the Waveney Valley. Set at the end of a private lane. Recent visitors have separately said that the location is 'fantastic' and the cottage 'beautiful'. We are surrounded by fields and from the rear there is a gate that leads to the endless complex of footpaths and bridleways for which the area is renowned (to allow visitors to take advantage of the countryside we have provided a picnic hamper and freezer box). It is a haven for lovers of the countryside, walkers and people who enjoy the tranquillity it has to offer. Yet it is only a few miles away from a wealth of interesting towns, villages and access to the Norfolk Broads, all with something to offer.

The property is a double storey barn conversion with two single storey wings. It is one of these wings that have been recently converted to provide holiday accommodation of: Lounge, double bedroom (twin & link bed), spacious bathroom, fully fitted kitchen and private garden area with patio, furniture and BBQ. The cottage has been converted to a high standard and is fully fitted.
The property is accessed through a private entrance in the courtyard, where there is plenty of space for a car to be parked. Private door to a small hallway gives access to the Bedroom, Bathroom and Lounge.
The Lounge has charming décor to match with a good quality three - seater sofa and armchair with oak dining table and chairs, dresser, colour T.V. and DVD/ Frieview, as well as portable CD/cassette player. It is well stocked with books and DVD’s for visitor's use. French doors (with exterior light) lead to a large private garden area, patio with garden furniture and pond.
Kitchen: the lounge leads to the kitchen which is fully fitted and is very well equipped with almost everything one could need for holiday use; including, double oven halogen electric cooker, fridge/freezer, washing machine, microwave and the like. This also overlooks the garden and across the fields.
The Bedroom has the benefit of twin and link beds, therefore providing one super king-size double bed or two single beds. The room overlooks the private garden and has views over the fields. It has a large fitted wardrobe and is prettily decorated. A particular feature is the full-length windows to the courtyard side (the curtains are blanket lined and there are also voile curtains).
The delightful Bathroom is newly fitted and has a bath and good shower attached, loo and inset sink/ unit. bamboo floor and it is particularly spacious.
The garden is part of the main garden for the use of visitors, but is at a different part of the property to the Owners and kept separate by a large trellis fence. It has a patio with table, chairs and BBQ, again with views over the fields. In the evening, it is a perfect place to enjoy a meal al fresco whilst enjoying the frequent sunsets, a feature from this part of the property. It leads to the pond, which is the home to various wildlife including fish, ducks, moorhens oriental geese and the like. We have a visiting heron and if you are lucky you may see our kingfisher.
What is special about this property is its location amidst peaceful countryside away form the hustle and bustle of life, but only short distances from numerous historic sites, market towns, villages and endless other places of interest. Finally, should you wish to bring a dog/dogs we allow one large or two small well behaved/ clean dogs inside. This is by special arrangement so please call us to discuss ‘dog’ arrangements, before booking.
This self-catering barn is conveniently situated for the market towns of Harleston 4 miles, Diss 12 miles, Bungay 7 miles, Beccles which leads into the Norfolk Broads 12 miles, Halesworth 7 miles and Dunwich/ Southwold (the coast) some 10/15 miles distant. The Cathedral City of Norwich is about 22 miles to the north and Ipswich the county town of Suffolk approximately 25 miles to the south. Mendham, the birthplace of the equestrian artist Sir Alfred Munnings is just over a mile away. It with Metfield, Wortwell and Homersfield sport public houses, which serve food. Metfield also has a village shop with Organic bakery and is about a mile. From Mendham you can join up with the Angles Way a 77 mile footpath that runs from Great Yarmouth on the coast, to Knettishall Heath in Breckland. We are a few miles from Minsmere - the RSPB reserve, acclaimed as one of the best bird reserves in the country.

Good places to visit: The National Trusts local 'Jewel in the Crown 'Blickling Hall is north of Norwich and well worth a visit. The opportunities for sightseeing, browsing around the towns and villages are endless. Further, there are numerous places to eat out day and evening, from local pubs, to smart restaurants. For others there are often local concerts and the like. There is a good supply of informative details and local maps in the property for guest's use.
