The first floor ‘Hayloft’ (sleeps 4) is warm and welcoming with a wood-burning stove whilst the ground floor ‘Bothy’ (sleeps 3) is warm and cosy and is also suitable for wheelchair users. Short breaks and weekends throughout the year.

The 'Manor House Stables' has been beautifully restored with natural earth-friendly materials using traditional methods. Dating back to the 18th Century this Grade II Listed Stable Block now forms 2 units of qualitiy self-catering accommodation which can be rented separately or together.
The ‘Hayloft’ is the newly restored first floor and is warm, welcoming and relaxing, with a wood- burning stove and cast iron radiators fed by a wood pellet boiler. The walls are insulated with battens of cotton and hemp and boards made of wood fibre whilst natural breathable paints and wood stains have been used on floors, doors and window frames. The large open plan living/kitchen area has exposed beams, lime-washed walls and real wood floors covered in braided wool rugs and recycled cotton mats. The sofa and chair coverings are cotton and linen – fabrics which are soft and natural and colours which are warm and earthy. A 26” HD ready TV and DVD/CD player and a selection of games, books and DVDs are all available for cosy nights in front of the fire. The kitchen is equipped with a Belfast sink, Rangemaster cooker, dishwasher, microwave, toaster and kettle as well as a range of quality kitchenware. A basket of organic veg freshly picked from the garden (or purchased from the local organic farm shop) awaits, along with other food items to ensure a relaxed and carefree break. Tucked away in a corner of the main room is a double 'box bed' - a bed boxed in by wood and enclosed by a curtain similar to those found in old-fashioned crofters' cottages and suitable for 2 children. The main bedroom has a double cast iron bed, small fireplace and a little en-suite bathroom with toilet and sink. The luxury mattresses are made of organic Welsh wool, the sheets are cotton (mostly organic) and the beds covered in bedspreads or quilts. The spacious main bathroom at the other end of the ‘Hayloft’ is a haven of peace and tranquility. Here you can soak in the deep copper bateau spa-bath whilst watching your favourite TV programme, relax in the sauna or freshen up in the steam shower. Chemical-free soaps and other luxuries are provided to make each stay a little more perfect...add to that chocolates, wine and fresh flowers and this is certain to be a very special break away.

The ‘Bothy’ is all at ground floor level. It is heated throughout by underfloor heating and is lovely and warm, even on cold winter nights. The main living/dining area is in the old part of the Stables which at one time may have served as a ‘bothy’ or living and eating area for the stable boys and shepherds who worked the local farmland. It has exposed beams lime washed walls, a wood-burning stove and soft leather seating. A Sony 26” TV/DVD/CD player and a selection of books, DVDs and CD’s are all provided. Small, earthy and warm, this room is perfect for a cosy night in with a book, game or good film. Add to that a warm fire, a bottle of wine and a box of chocolates (provided for each stay) and this is certain to be a very special break away. The kitchen is fully equipped with microwave, dishwasher, kettle, toaster and many other kitchen items whilst an ‘Everhot’ cooker keeps this area cosy and warm. The double bedroom at the back of the accommodation has a cast iron Sleigh bed, silk curtains and a luxury wool mattress and looks peacefully out over the garden. There is also a single ‘box-bed’ in the living room – ideal for a child. A special treat in this accommodation is the unusual wooden bath in the beautifully tiled bathroom – a novelty for both adults and children to enjoy. Like the ‘Hayloft’, natural earth-friendly materials have been used in the restoration of the ‘Bothy’ – cotton/ hemp and wood fibre board insulation on the walls and layers of highly insulating limecrete and re-cycled glass below the brick pavered floors keep the rooms lovely and warm. Natural breathable paints and wood stains have been used on floors, doors and window frames. Braided wool rugs and recycled cotton mats lie on the floor and cotton sheets on the bed. Special care has been taken to make this accommodation as wheelchair-friendly as possible. The floor is level throughout and doors are all extra wide. In addition, the kitchen has been designed with wheel chair users in mind and there is a wet room shower area and grab bars in the bathroom.

Each accommodation has its own small private garden to the rear of the Stables separated by hazel hurdle fencing and featuring a brick patio with picnic table and BBQ, raised beds full of vegetables and herbs for use during the summer season, scented plants, a grassy area for lawn chairs and a ‘cocoon’ basket swing.
Small courses will be run on-site throughout the year from time to time on subjects ranging from organic gardening to basket-making and these will be available to those staying at the accommodation (at extra cost).
There is plenty to do in the surrounding area as well. The Stables are situated at the edge of the village of Martin in the heart of rural Lincolnshire and lies centrally between the Wolds to the east, the fens to the south and the historic city of Lincoln to the North. It is within easy reach of several market towns including the antique town of Horncastle and the Victorian spa town and famous golfing centre of Woodhall Spa. Lincoln is only 20 minutes and Newark about 45 minutes away by car whilst some of Lincolnshire’s most beautiful coastline is less than an hour’s drive away. The gently rolling countryside is ideal for walking, cycling, bird watching or generally enjoying the big outdoors and the area is rich in wildlife with many Nature Reserves, ancient woodlands and interesting gardens to visit. Lincolnshire played an important part during the Second World War and there are many local points of interest including a wartime Museum only 1 mile from Martin. The area is also renowned for both its coarse angling and its golf courses which include the national Golf Centre at Woodhall Spa. There is a pub in the village which serves good food and a local shop and post office as well as a small plant nursery and gift shop. A restaurant in the neighbouring village of Timberland serves excellent food and there are many pubs and restaurants in neighbouring villages. A Museum of local history and a Historic cinema are both to be found in Woodhall Spa.

The village of Martin lies in the heart of rural Lincolnshire where there are miles of cycling paths, oppotunities for walking and many other outdoor activities, including golfing and angling. Lincoln - Castle, Cathedral, Museums,Theatre, Rand Farm Park, Boat trips, ghost walks. Woodhall Spa - National Golf Centre, Museum, Historic cinema, WWII memorials. Locally - Tattershall Castle, Mrs Smith's Cottage, Cogglesford Mill, Waddington Airfield, Heckington Windmill.
