Set in one acre of landscaped grounds running into a 20 acre conservation area, full of fascinating wildilife. This area received the Lincolnshire Environmental Award in 2004.

Inner garden is accessed directly from wide lounge exit door, making for good integration of evening barbecue event and music/comfortable seating. This and extended landscaped garden provides unspoilt countryside vistas in all directions, especially over the Lincoln Cliff and for miles to the north and west.

Driveway is private and suitable for two cars, opening directly onto the little used single track lane, which itself connects to the main Lincoln Grantham road, 500 m below the house.

Special private ccess to adjacent fields along the escarpment giving beautiful walks and good cycling.

Ideally located centrally between Newark, Lincoln, Sleaford and Grantham in the Lincolnshire countryside.

The historic city of Lincoln is 20 minutes north and can be accessed by a half hour bus service at the end of the lane or drive in. Sleaford is just fifteen minutes, Newark twenty minutes and Grantham 25 minutes drive time. Historic Belton House and the Belton Hotel, with its fine Golf Course and Health Centre (available for day use) is just fifteen minutes away. Newark Showground with its Antiques Fairs is just fifteen minutes away. The Waddington Air Show in early July is just five miles north and much of the display can be seen from the garden. The Lincolnshire beeches are just over an hour's drive and a pleasant day trip.

Lincoln Cathedral is probably in the finest location in England, as it dominates the city and can be seen for miles around in all directions. Lincolnshire is one of England' finest counties for wildlife, with great variety of birdlife and and extensive network of fine nature reserves. Hilltop Farm itself sponsors bird conservation research and has developed a fine local nature reserve on the property.
